In 1964 a couple of people employed in the field of building operations got together to discuss and solve the problems they encountered in their work.
The group called itself the Calgary Building Superintendents Association. The association registered with the Societies Branch on May 26, 1967
To build and maintain closer relationships among Building Operators through networking, education and the exchange of ideas. ~ BOA commits to improving the methods and efficiency of building operations in partnership with accredited programs and promotes safety at the worksite at all times.

The Building Operators Association has worked with BOMA Calgary and World ICU in putting
together competencies that Building Operators perform over the course of a year. Some will be
done daily others weekly, monthly, quarterly, or annually. Not all facilities are the same so
some may or not be included in the tasks. There are two levels that were included in the
competencies list. First level is the entry level #3. Those persons are in training but should be
able to speak on the tasks required of them. The second level is the person who must be
adequately able to perform the functions to satisfy to a certified validator , that the person
is knowledgeable with that competency. I have listed the competencies of each level on our
website, boacalgary.com. they are posted under Articles and under # C Competencies.

Backup power systems in buildings are nothing new, however with the challenges of COVID and changing building use patterns pulling building operators in many different directions there is no time like the present to review this key component of your building and ensure it is maintained and meeting code.
Brian Malkinson and Adam Fonseca from Custom Power Generation will be going over CSA 282, the code which lays out the checks that need be done on life safety backup generators. They will also be giving an overview of the generators themselves, related ATS equipment, their testing and how they might interact with your buildings other systems (such as elevators) during testing.
Brian and Adam have over 17 years of combined hands-on experience in Power Generation.

Rick topics will include stories about various pump problems that he encountered over the years, Variable Speed Pumping pros and cons, Variable Speed Booster Pumps, with a question and answer session at the end.
BIO
Rick James incorporated James Electric Motor Services in September 1974. The business grew slowly, repairing small motors, power tools and the occasional pump. Rick soon came to realize that there was no one servicing the commercial pump repair needs in Calgary and surrounding area. There were shops that specialized in well and sump and sewage pumps, but they did not repair heating and cooling pumps found in every school, office tower, hospital, and all commercial and residential buildings. This became the target market for James Electric. Over the next 44 years the company grew from a one man 500 Sq. Ft. shop to a 65 Person 35,000 service centre, specializing in the sales and service of Pumps, Motors, Fans and Blowers. James Electric grew to become one of the largest Pump Service Centers in Canada, with a reputation of pump expertise that was know all over North America. Rick was responsible for the design or redesign of numerous heating, cooling, sump and sewage pumps for 5 different North American pump manufacturers. With the assistance of his employees, they were able to invent or redesign many proprietary pump repair parts that are used everyday to improve the operation and design of many commercial pumps. Rick and his team looked for solutions to repair or replace pumps that others walked away from, coming up with unique ways to retrofit, modify or replace pumps and motors that were beyond repair. This was never more evident than the flood of 2013, when James Electric staff worked around the clock to ensure that buildings could open as quickly as possible when the water subsided. Due to large inventory, pump and motor knowledge and excellent relationships with the majority of North American pump manufacturers they were able to repair or replace every pump and motor that was damaged by the flood in Stampede Park, the five buildings at the old Holy Cross Hospital site and the Repsol Center. The majority of these pumps and motors were repaired or replaced directly from James Electric stock. This is a small sample of the buildings that James Electric worked in after the flood, but they were most proud to play a part in getting Stampede Park up and running for the 2013 Stampede. Throughout his career Rick used his pump knowledge to design proprietary software to determine how to setup Variable Speed pumps and calculate the operating parameters of pumps that his staff tested on a day to day basis. He also developed a program that he used for the selection of replacement Domestic Cold Water Booster Pumps for many office towers and residential Hi-rise buildings throughout the city.

Guest Speaker is Luc Chamberland, Sales Manager - Control Valve Specialist with Spartan Peripheral Devices
Luc is one of the 'go to guys' for control valve applications and troubleshooting for the HVAC community in Canada. I have personally been using Spartan-PD valves since 1998 and have found this Canadian product to be extremely reliable, maintenance friendly, and an excellent choice for both retrofit and new installations. Luc will review some of the fundamentals of what you need to know while selecting control valves to achieve optimal thermal comfort performance. The guest speakers for this presentation will be ;
John Nowostawski is the Manager of Grid Innovation and brings people together to tackle the electrical industry's problems and develop opportunities. He received his electrical engineering degree from the University of Manitoba and has worked in oil and gas, electric utility, and manufacturing industry segments across Canada and the US.
Juval Bothe is a Senior Engineer on the Grid Innovation team. Among other things, Juval has a wealth of knowledge about Distributed Energy Resources and the influence they will have on the future operations of the grid. He received his Electrical Engineering degree from the University of Alberta and throughout his career has worked in various Distribution Engineering and Planning roles.
Nicole Morter is a Senior Engineer on the Grid Innovation team. Her expertise includes a deep understanding of electric vehicle adoption and the subsequent charging infrastructure that will change how our grid operates. She received her electrical engineering degree from the University of Alberta and has worked in the utility sector her whole career.
